Buyer Agent Script

There are many reasons why you want me as your Buyer’s Agent. Probably the biggest, is I will save you tens of thousands of dollars when you buy your home! You don’t mind saving money, right?

Let me explain:

If you use any other Agent, here is what will happen.

  1. Other Agents will refer you to their preferred Lender, that Lender will collect several documents from you for a pre-approval. Tax returns, bank statements, pay stubs, etc. They will pre-approve you and send your Agent a “Pre-Approval Letter”.
  2. Then you and that Agent will find your dream home and you will want to make an offer. As a part of the offer, your Agent will be forced to check the box on the contract call “Loan Contingency” and fill in the details provided by that Lender.
  3. In this market, you will probably end up in a multiple offer situation and go up against at least one “all cash” offer. To compete against this type of offer, you will need to offer more than you want for the home, typically $10,000 to $50,000 more, depending on the offer price and competitive offers at the table.
  4. This type of offer will cost you tens of thousands of dollars extra!


So, you have to ask yourself, “how do I stand out against so many other offers?”

Here’s How:

When I am your Buyer’s Agent, my Lender at Geneva Financial will approve you all the way through underwriting and we can waive the loan contingency in writing prior to us making the offer. That way, when you and I make an offer, we will check the box that says, “No Loan Contingency”, and our offer will have the same terms to the Seller as an All Cash offer.

All you will need to do is provide all the necessary documentation to my Lender and get him/her everything they ask for up-front. It is the same work for you either way and it will be worth it when you buy your dream home for tens of thousands of dollars less than the normal way. (close) Isn’t that incredible?

Mr./Mrs. (Listing Agents Name), my name is (Your Name) with Geneva Financial. I am calling you about my clients offer on (Subject Properties Address). The reason for my call is in an effort to help you understand that I have provided you with a Certified Approval for my client not a simple pre-approval.

My clients (Clients Name) have actually been fully underwritten and thus the reason for our NON-LOAN CONTINGUENT OFFER. Thus, you can treat this offer the same as any cash offer.

I also want you to know that during this transaction I and my team will be fully transparent, I will alert you at every milestone and be available to you personally for any of your questions. I am doing this in an effort to earn ALL your future business. I and my team will execute at the highest level so that all parties are ecstatic at close.
